PorchLedger is a personal tool for managing rental properties: drafting leases, tracking expenses, mileage, and loan equity, and producing tax-season paperwork. It is provided as-is, without warranty of any kind, and may change or be discontinued at any time.
Nothing in PorchLedger is legal, tax, or financial advice. Lease templates, tax categorizations, market estimates, and reports are informational starting points. Review documents with a qualified attorney and confirm tax treatment with a tax professional before relying on them.
Property values, market rents, and equity figures are computed from public data and simple models. They are not appraisals and must not be represented as such.
Keep your password private. You are responsible for activity under your account, including actions taken by AI assistants you connect. Every AI-initiated change emails your household as a review backstop; review those emails.
Properties, leases, expenses, and reports belong to a household. Every member of a household can see and edit its data. Only add people you trust with that information.
You own the data you enter. It is stored on cloud infrastructure (AWS) and used only to operate the service: it is never sold or shared with third parties beyond the providers needed to run PorchLedger (hosting, email delivery, text-message delivery). Emails are sent on your behalf to household members, contractors you request signatures from, and yourself.
If you opt in on your profile, PorchLedger sends automated text messages: sign-in verification codes, lease renewal reminders, and severe weather or disaster alerts affecting a property you manage. Message frequency varies with account activity, typically under 10 messages per month. Message and data rates may apply depending on your mobile plan. Reply HELP for help or STOP to cancel at any time; replying STOP immediately revokes your consent in the application. Consent is not a condition of using PorchLedger, and every message is also delivered by email. Carriers are not liable for delayed or undelivered messages.
Use PorchLedger only for lawful property management. Do not use it to store unrelated sensitive data, to harass anyone, or to misrepresent documents (for example, presenting a generated lease as signed when it is not).
Signed payment receipts capture the signer's typed name, IP address, and device information to make the record defensible. Only request signatures from people who actually received the payment.
You may delete your account at any time from your profile. Households you solely own are purged with it. Admins may remove accounts that violate these terms.
When these terms change, the version date above changes and you will be asked to accept again before continuing. Continued use after acceptance means you agree to the current version.
