Built for independent landlords.

Run your rentals.
See what they’re building for you.

PorchLedger keeps your leases, expenses, receipts, mileage and property records together, while showing the cash flow and equity your rentals are building over time.

Leases & tenants · Money & taxes · Equity & wealth

Everything about the property stays with the property.

A lease, its money, and the wealth it builds are not separate apps. They are three views of the same rental.

Add a property once. Every lease, receipt and payment you record after that lands on the same page as the equity it is building.

Jarvis

Don’t enter it. Tell PorchLedger.

  • “Paid Mike $340 for the Maple Street plumbing repair.”
  • “12 miles to Maple to swap the filter.”
  • “What did I spend on repairs this year?”

Jarvis can read your records to answer a question, and shows you what it found. Changes to a property or a lease always wait for your approval, and a lease only ever arrives as a draft.

Already have an assistant? Give it the keys.

PorchLedger speaks the Model Context Protocol, so ChatGPT and Claude connect to your ledger directly. Ask your own assistant what you spent on repairs, have it log the plumber from a text message, or hand it a lease PDF to read. You are not asked to move to a new chat window.

  • “Log $340 to Mike for the Maple plumbing repair.”
  • “How did the portfolio do this year?”
  • “Which leases end in the next 90 days?”
  • Read-only unless you say otherwise. A new connection can only read your portfolio. Write access is a separate grant you make.
  • Deletions are confirmed one at a time. An assistant with write access has to ask you before it removes anything.
  • Your household is emailed on every change. An email you did not expect is how you find out something went wrong.
  • Account settings are off limits. No connection can change your password, your sign-in factors or who is in your household.
  • Cut one off, or all of them. Every connected assistant is listed by name in your profile with its own disconnect, and one button revokes the lot.

Rent is income.
Ownership is wealth. See both.

Your properties throw off cash flow every month and retire mortgage principal every payment. PorchLedger tracks both, so you can see what your rentals are worth to you, not just what they collect.

This is the actual app.

Not a mockup. Two screens from a working portfolio, with the numbers a landlord actually opens PorchLedger to see.

The PorchLedger dashboard, showing what share of a portfolio the owner holds, a wall of bricks splitting their equity from the bank's, cash flow and equity built this month, and projections at five, ten and fifteen years.
The dashboard leads with what you own, not what you collected. The wall splits your equity from the bank's, one brick at a time.
The PorchLedger cash flow table, one row per property showing rent, mortgage, HOA, monthly cash flow and return on cost, with a portfolio total.
Every property on one line: rent in, mortgage and HOA out, what is left, and what that is as a return on what you paid.

Screenshots use an example portfolio. The figures are invented, not anyone’s real records.

And yes. It handles the landlord stuff.
